Review Association insurance and communicate with agent to make sure insurance needs are met
Assist the Board with Rules and Regulations enforcement
Serve as a liaison with legal counsel
Financial Management and Services
Receive and process Association maintenance fees, depositing funds into Association’s operating and reserve funds
Provide management software for residents’ individual account; where they can pay fees, make maintenance requests, file complaints and have an ongoing history of their unit
Reconcile bank accounts for operating and reserve funds, work with financial investors to monitor maturity and rates.
Provide detailed, monthly financial reports to Board members
Provide monthly financial reports to Association members, per by- laws
Address collection issues in accordance with Association’s collection policy and procedures
Process and pay Association expenses per the budget and Board approval
Prepare and propose an annual budget for Board approval
Provide CPA all information necessary to prepare annual tax returns Property Management
Property Management
Annual inspections of the property which include investigating unit owner’s reports of maintenance needed.
Maintain property in accordance with the Association’s budget
Preparing bid specifications for contract services and Association projects
Coordinate contracts and communication with vendors
Verification that contractors have liability insurance and worker’s compensation insurance
